When is it Time to Change Your Roof?

Not many homeowners consider replacing their roof when buying their first home, and when they do it’s usually because they’ve noticed a leak that appears as an ugly water stain on the ceiling.

So here are 3 questions to consider whether it’s time for replacement.

 

Q1) Are there any missing shingles?

A) Missing a shingle or two may seem like a small concern at first, but this is actually cause for great concern, as over time, water will start to rust out the exposed nails which creates little tunnels for water to get right down into your decking, rotting the wood and infiltrating your attic space. Not only that, but missing shingles also imply that the seals are deteriorating, and strong winds will continue to chip away at your roof.

 

Q2) Does your roof have excessive algae and moss growth?

A) Moss, algae, or other vegetation on your roof is a tell-tale sign that you may need repair or replacement. This means that water is absorbing into the shingles which is allowing that growth to form. Moisture retention will slowly rot away your wood and create weak spots and even holes in your roof if not addressed right away.

 

Q3) Does your roof look shimmery?

A) If it looks like your roof has a diamond’s fire, it’s time to consider it’s condition. A shimmering roof signifies considerable granule loss, and what’s reflecting light is actually the fiberglass in the shingles. This means problems with water retention and even missing shingles are soon to follow as that exposed fiberglass absorbs water and leaves your shingles in a weakened condition heavily prone to wind damage.
